'Tenants appreciate green buildings, which in turn strengthens their loyalty'

With more than two and a half decades of experience across construction, renovation, and engineering operations, across hotels, malls, and commercial buildings, Pragnesh Doctoria serves as the Associate Vice President – Projects and Engineering Operations at Chalet Hotels Ltd. In this role, he drives innovation and sustainability, blending technical prowess with a commitment to operational excellence and environmental stewardship. He also looks at acquisitions and new developments for the company, which has 10 properties across six cities. Pragnesh spoke to ETN on how Chalet Hotels' green building ambitions were born and achieved. Excerpts:

What prompted your company to champion green/ sustainability ratings for all projects?

Chalet Hotels recognizes that sustainability is not just a trend but a crucial aspect of responsible business operations today. Our decision to champion green and sustainability ratings stems from our commitment to environmental stewardship and enhancing operational efficiency. As a leading hospitality player, we understand the impact our properties have on the environment and believe that integrating sustainable practices not only aligns with global best practices but also enhances our brand reputation and long-term viability.

Can you walk us through the process your company undertook to achieve these sustainability ratings?

Achieving sustainability ratings involves a multifaceted approach that begins with robust planning and collaboration across all project stakeholders. At Chalet Hotels, we start by setting clear sustainability goals aligned with international and national standards such as LEED (Leadership in Energy and Environmental Design) and IGBC (Indian Green Building Council).

Our process includes rigorous design reviews, selection of energy-efficient systems and materials, and continuous monitoring of energy consumption and waste management practices. For instance, all new projects adhere to at least LEED/ IGBC Gold certification standards. Also, apart from conventional energy efficiency and conservation measures which are incorporated and ongoing, we actively explore emerging technologies such as IoT and AI/ ML to drive continuous improvement.

Chalet Hotels is aware about the importance of water resources and takes various measures for its conservation like 100 percent wastewater treatment for reuse, rainwater harvesting and recharging mechanisms to reduce water demand on the environment, water efficient sanitary fixtures like low flow aerators, waterless urinals are used to reduce consumptions, efficient irrigation for landscaping, etc.

Waste management and disposal is also one of the focus areas where recently we have managed to reduce use of single use plastic by installing bottling plants in the property. All our organic wet waste is treated inhouse and reused as fertiliser for horticulture.

We encourage and source local products and goods for holistic growth. We strive towards inclusive approach by encouraging women and PWD community in our work force. The Westin Hyderabad Hitec City, for example, has the distinctive identity of being an all-women managed hotel.

Regular audits and certifications validate our efforts, ensuring that each property meets or exceeds predefined sustainability benchmarks.

Chalet Hotels had achieved reduction in energy and water intensity by 16 percent and 17 percent respectively, compared to FY20. These savings validate the economic benefits of investing in green building technologies and practices.

Can you share any data on cost savings, if any, achieved through these sustainability efforts?

Implementing sustainable practices has not only enhanced our environmental footprints but also delivered substantial cost savings. Across our portfolio, we have observed significant reductions in energy and water consumption, leading to lower operating expenses. Chalet Hotels had achieved reduction in energy and water intensity by 16 percent and 17 percent respectively, compared to FY20. These savings validate the economic benefits of investing in green building technologies and practices.

Have tenants expressed positive feedback regarding the sustainability features of your buildings?

Absolutely. Tenant feedback has been overwhelmingly positive. Our commitment to sustainability has translated into healthier indoor environments, reduced utility costs for tenants, and a sense of pride occupying environmentally responsible spaces. Tenants appreciate the comfort and efficiency that our green buildings offer, which in turn strengthens their loyalty and satisfaction.

Did pursuing these ratings inspire any innovations or breakthroughs in your approach to building design or materials?

Pursuing sustainability ratings has been a catalyst for innovation at Chalet Hotels. It has challenged us to explore cutting-edge technologies and innovative building materials that minimize environmental impact without compromising on quality or comfort. Our experience has encouraged us to rethink traditional design norms, leading to more efficient space utilization, better natural lighting, and enhanced thermal comfort for occupants.

Can you offer advice to other companies considering pursuing similar sustainability goals?

Embracing sustainability requires a holistic commitment from the top leadership down to every project team member.

It's essential to set clear, measurable goals and integrate sustainability considerations into every phase of project planning and execution. Collaborate closely with architects, engineers, and suppliers to leverage their expertise in sustainable design and materials.

Finally, prioritize ongoing monitoring and evaluation to ensure that sustainability remains a core focus and continues to deliver value over the lifecycle of your buildings.
